COMPENSATION SPECIFIED ON EACH LISTING

In filing a property with the Multiple Listing Service of a Board of REALTORS®, the Participant of the Service is making blanket unilateral offers of cooperation to the other MLS Participants, and shall therefore specify on each listing filed with the Service, the compensation being offered to the other MLS Participants. Specifying the compensation on each listing is necessary, because the cooperating broker has the right to know what his compensation shall be prior to his endeavor to sell.

The commission offered to the co-operating broker through the MLS may be in the form of a (%) percentage or ($) a dollar amount. Be sure to read this field carefully so there is no misunderstanding as to the amount of the offer of compensation.

New FEMA Flood Insurance Rate Maps for Orleans Parish in Effect

The new FEMA Flood Insurance Rate Maps (FIRMs) are available online where residents can view information about their property by navigating to their state, parish and local address.

Due to significant improvements in drainage and flood protection, more than 53 percent of all properties in New Orleans were removed from Special Flood Hazard Areas (“A” zones”) and as a result, will benefit from more affordable flood insurance. Under the new FIRMS, many homeowners will be eligible for a significantly lower flood insurance rate.

 

Jefferson Parish Flood Hazard Info

Land in Jefferson Parish is located in or next to a floodplain and is subject to flooding. The most common source of flooding is from rainfall. Ensure you and your clients read this fact sheet to stay informed.

 

Code of Ethics Cycle 4 is Due

All REALTORS® must take NAR’s Code of Ethics - Cycle 4 training sometime between Jan. 1, 2013 and Dec. 31, 2016. To ensure that you do not get suspended with no services, complete your Code of Ethics - Cycle 4 now – before time runs out.

Don’t forget – Code of Ethics classes at NOMAR are FREE until Oct. 1st when they will cost members $5 an hour!  If you do not know if you have completed your Code of Ethics training, click here to download the list.

Important Information to Remember Regarding Your Electronic Keys (both Xpress keys & eKeys)

Each MLS Participant/Subscriber in good standing who holds a valid real estate license, or is a state certified appraiser, shall be eligible to obtain a Supra Key subject to the MLS Rules and Regulations and the execution of a lease agreement.

Each Supra Key and PIN code shall not be loaned, shared, or allowed to come into possession of anyone other than the Keyholder.

A Supra Keyholder who violates this rule and loans their key to a GSREIN member shall be subject to fines and punishment as follows: first offense = $100.00, second offense = $250.00 and third offense = revocation of Supra Key.

A Supra Key holder who loans their key to an MLS non-member will result in a $1000 fine to the Keyholder, second offense will result in revocation of SUPRA Key and $1000 fine to the Keyholder.
